Oversee installation, manage punch lists, complete styling, and deliver a project closeout packet (warranties, care notes, photo set).

2 — Design Development
What we do
Produce 1–2 concept directions: mood boards, schematic plans, and preliminary budget direction.
After direction approval, develop detailed selections: finishes, lighting, fixtures, and any custom millwork concepts.
Create construction-grade interior notes / spec PDFs for remodels when required.
Deliverables
Concept packet(s) with imagery and palette.
Design Development packet: finish schedules, lighting/fixture selections, custom sketches, and procurement lead-time summary.
Spec sheet PDFs for contractor reference.
Client actions / approvals
Choose concept direction (or request one round of refinements). Approve final selections so we may place orders.
Timing & approval window
Concept delivery: 7–14 days after discovery approval.
Design development: 2–4 weeks (scope dependent).

We typically deliver as project engagements with clear initial retainer, milestone invoicing (deposit → mid-project milestone → pre-installation → final).
Hourly work is used for add-ons, expedited tasks, or on-site hourly coordination where appropriate. Hourly work is billed weekly.
Retainer arrangements are available for ongoing support and post-launch maintenance (marketing, website updates, seasonal refreshes).
We’ll include a clear payment schedule and invoicing plan in every proposal.

Approved selections that are later changed may require a change order to cover restocking, additional labor, or expedited shipping. We will always present change orders for sign-off before execution.
Emergency on-site changes are handled quickly; we’ll document costs and request approval before making non-reversible commitments.
